- Multifamily and senior living owner‑operators seeking a turnkey development partner.
- Sponsors with shovel‑ready sites over 50 million dollars in total project cost.
- Sponsors contributing 15–45 percent equity, 10 percent liquidity, and net worth at least equal to project cost to meet non‑recourse loan requirements.

Shovel‑Ready Acquisition
Sponsor secures title to fully entitled, permitted, and competitively bid shovel‑ready projects.
Construction Financing & Capital Stack
RFVV structures construction loans, mezzanine capital, and preferred equity—typically targeting 55 percent senior, 15 percent mezzanine, and preferred equity up to 85 percent of project costs.
Construction & Asset Delivery
Our general contracting partners build the project; RFVV acts as asset manager during construction while the sponsor focuses on operations and lease‑up.
Stabilization & Permanent Take‑Out
Upon certificate of occupancy and stabilization, we arrange permanent financing and help optimize the long‑term capital stack.
